Land Bank / Pre-DA Finance
Secure a site before development approval is in hand. Up to 60% of as-is land value.
Residual Stock Finance
Refinance your construction facility while the sales campaign runs. Up to 70% of as-is stock value.
Mezzanine Finance
Second-ranking finance behind bank senior facilities on residential and commercial development projects.
Low Doc Residential
For self-employed borrowers, complex income structures, and situations banks won't touch. Up to 70% LVR.
Commercial Property
First mortgage finance on retail, office, industrial, and mixed-use assets. Up to 65% LVR.
Second Mortgage
Access equity behind your existing bank mortgage. Residential, commercial, industrial, and retail. Up to 75% combined LVR.

Private credit deals rarely fit a single box. A construction loan might have a bridging component. A low doc residential deal might need a short land bank facility to bridge to settlement. What we don't do.
We think it's worth being upfront about our hard limits - it saves everyone time.
No loans over 24 months.
Our maximum term is 24 months. If your client needs longer-term finance, Vía Capital isn't the right lender.
No second mortgages behind other private lenders.
We take a second mortgage behind a bank or ADI-grade senior lender only. We don't lend in second position behind other private credit funds or non-bank lenders.
No construction finance without development approval.
We require DA to be in hand before we fund construction drawdowns. Pre-DA exposure is available via our Land Bank product.
No loans outside qualifying locations (unless agreed case by case).
We lend on Australia's East Coast across major cities, regional cities, and key destinational markets. Properties outside these areas are considered on application and may attract adjusted LVRs.
No loans outside Australia.
All security must be Australian real property.
